The builder discounted homes 12% to move them and still sold 9% fewer. Then it bought its own stock at $85.49 — eight percent above where it closed. Your comps come from the first number.

KEY POINTS
New orders fell 9% to 20,879 homes, with roughly 12% incentives attached. Revenue dropped 8.7% to $8.05 billion, missing the $8.32 billion consensus. Lennar bought back 3 million shares at $85.49 — above where you could buy it Wednesday. Full-year deliveries cut to 80,000–81,000, which resets your local supply.

----------------------------------------------------------------------------------------------------------------------------------------
Lennar sold homes at an average $372,000 last quarter. Roughly 12% of that price was incentives.
New orders still fell 9%.
And the same management bought back three million of its own shares at an average $85.49\. The stock closed Wednesday at $78.37.
Two prices, set by the same people, pointing opposite ways. Your house sits somewhere between them, whether you follow the stock or not.

Monday's issue told you to watch new orders rather than earnings. Orders fell 9%, and the guidance cut followed them, which is the sequence that matters — orders lead deliveries, deliveries lead revenue, and revenue lags the mortgage rate by two quarters. Down 9%, with 12% incentives attached.
And that combination is the whole report. Volume fell anyway.
Your home's comps come from builders discounting into the same market, and you don't get a vote.

Lennar repurchased three million shares last quarter at an average of $85.49.
$78.37.
That's where the stock closed Wednesday after the numbers landed, roughly 8% below what the company paid for it. Management wasn't wrong so much as early, which is the same thing on a balance sheet.
But look at what they did with houses over the identical period. Twelve percent off the sticker, on average, just to hold volume — and volume still came down. That's the number your listing agent will quote back at you.
Discount the product. Pay up for the equity. Pick which one you believe.
Those are two different readings of the same market, made in the same quarter by the same people, and only one of them has a price stamped on it.
One is a forecast. The other is a fact you can verify against your own neighborhood.

The bull case is operational, and it's real. Construction cost per square foot fell 6% from a year ago and 14% from late 2023\. Cycle times hit a record low of 116 days. Ninety-eight percent of homesites sit under option rather than owned outright, so the land risk mostly belongs to someone else.
Lennar also redeemed $400 million of notes and ended with homebuilding debt at 16.6% of capital. A builder can wait in that shape. You might not have that long.
But the bear case is shorter, and you already know both lines. Margin on home sales fell from 17.5% to 15.8% while selling costs rose from 8.2% to 9.2% — squeezed from both ends in one quarter.
And the Fed hiked Wednesday, hours before the release, with 16 of 18 officials expecting another.
Affordability is the input. Nobody at Lennar controls it, and nobody at your bank does either.

What To Watch From Here

Three numbers for you. Not earnings.
Fourth-quarter orders against the 19,500 guide. Whether incentives stay near 12% or climb. And whether that buyback resumes below $85.49.
For Band 3 holders, the position isn't the stock — it's the house, and a builder discounting 12% into your market sets comps whether you own LEN or not. For Band 1, land under option and low debt survives the cycle.
The builder already marked its own product down. Your appraiser reads the same data.

What to Watch

Two dates. September CPI lands October 14, the first inflation print since the hike, and the one that sets your next mortgage quote. And the Fed decides again at the end of October, with 16 of 18 officials penciling in one more.
Lennar's fourth quarter closes November 30, so the guide it just gave gets marked against a full quarter of higher rates.
The risk cutting the other way: long yields pulled back after Wednesday's decision. A 10-year that falls does more for these numbers than anything management can do, and builders feel it first.
